Thanks for taking so much trouble to consider this matter while you were so 
tired.
You mention that "One builder even installed a manual flap extension handle",
which is what I'm left with after Neville Eyre helped me with my conversion
---From mono-wheel to tri-gear. It's remarkable how easy it is to extend and 
retract
the flaps, even without the benefit of bungees.
